What you'll be doing...

This position has end-to-end responsibility to support Sr Manager, RE Specialists and Site Acquisition & A&E Vendors across all Real Estate Mod programs . Assists managing the workload among teams.

  • Leading Program Manager for Real Estate responsible for managing vendor performance metrics, POR deliverables and engagement with National Tools development, such as SPM/FUZE, Factory Floor and PSoft.
  • Leading new technology for Site Development projects, engaged with HQ Planning and Territory teams as Subject Matter Expert.
  • Provides training to staff for new programs and initiatives, works with peers to plan successful launch of projects.
  • Budgeting and scheduling of workload, forecasting and reporting of progress, accurate and timely maintenance ofFuze, vendor management, process review and audit for compliance, regulatory and environmental compliance, and zoning approvals.
  • Managing RE Specialists & vendors on every step of the site acquisition and/or amendment process: e.g., lease negotiation, zoning approval process, National Environmental Protection Act (NEPA), and State Historic Preservation Organization (SHPO). Ensure proper FAA, FCC, NEPA and SHPO requirements are met.
  • Serving as Project Manager for SAQ Vendors by hosting meetings with vendors, communicating expectations of projects, and timelines, providing status, socializing risks and opportunities to regional stakeholders.
  • Interacting with other departments, landlords, community officials, consultants, in-house and outside legal counsel as Subject Matter Expert for Site Development.
  • Communicates verbally and in writing, with landlords to resolve any disputes or clarify any lease interpretations.
  • Assisting Sr Manager in the performance of RE Specialists, review and interpret site lease and vendor contracts/legal documents to ensure compliance.
  • Evaluating structural analysis and modification cost, managing Rent/lease costs, Tracking of results from the RE Specialists.
  • Developing business cases, RFP's/RFI's for procurement of services, including, vendor services, site co-location agreements, site relocations based upon high rent, right of way encroachment, excessive site modification cost, or inability to amend. Prepares NPV and initiates relocation action plan.

Where you'll be working...

This hybrid role will have a defined work location that includes work from home and assigned office days as set by the manager.

What we're looking for...

You'll need to have:

  • A Bachelor's degree or four or more years of work experience.
  • Six or more years of relevant work experience.
  • Real Estate or Land Development experience to include, property management, lease document preparation, lease negotiation, lease review, environmental due diligence, site acquisition, zoning, permitting, and title research / curative, with wireless communications company, or utility.

Even better if you have:

  • A degree.
  • Highly skilled in Microsoft Office Suite (Excel, Word, PowerPoint, and Outlook).
  • Project Management Experience.
  • Strong organizational skills, being detail oriented and having the ability to work independently, accurately and effectively in a dynamic and fast-paced environment.
  • Strong financial acumen.
  • Ability to manage expense and capital budgets.
  • Excellent people/management skills.
